Indian Wells
Vacation Rental Management

The valley's most tightly held city, and the BNP Paribas Open fortnight that books a year ahead.

Know the Rules

Renting a home in
Indian Wells.

The rules in plain terms, checked November 2026. They change, and they can depend on your street and your HOA, so we confirm how they apply to your home as part of the evaluation.

  • Short-term rentals need a city permit, and a person can hold only one.
  • New permits carry a 29-night minimum stay for most of the year, shortened to about a week around the BNP Paribas Open.
  • A homeowners association can opt its community out of the minimum, so homes in those communities can still take shorter stays.
  • A permit ends when the home is sold.

What it means for your home

How a home can rent here depends on its permit and its community. Some of the Indian Wells homes we manage are in HOAs that allow shorter rentals; others rent by the month. Tournament fortnight books further ahead than any other date in our calendar.

Before We Begin

Indian Wells homeowner questions.

We would be happy to talk through the details of your property.

Does my HOA change what I can do?

It can. An HOA that opts out of the city's minimum lets homes in that community take shorter stays. Several of the homes we manage in Indian Wells are in communities that allow rentals.

If I buy a home with a permit, does it transfer?

No. An Indian Wells permit ends when the home is sold, so a buyer applies again under the rules that apply then.

Are booking-platform fees deducted from my income?

No booking-platform fees are passed on to the homeowner. For the same stay, your agreed net rental rate is the same across booking channels. We’ll explain the management agreement and any other property expenses during your evaluation.

Can I discuss personal stays or switching managers?

Yes. Tell us how you use the home and whether it is already rented. We can discuss your priorities, existing reservations and management commitments as part of planning the next steps.
