Know the Rules
Renting a home in
La Quinta & Indio.
The rules in plain terms, checked November 2026. They change, and they can depend on your street and your HOA, so we confirm how they apply to your home as part of the evaluation.
- La Quinta has issued no new general short-term permits since May 20, 2021, outside exempt areas such as resort communities whose development agreements allow rentals.
- A permit does not transfer when a home is sold. A buyer starts again under today's rules.
- Since April 2026, a lease of 31 days or more cannot be used to sublet for 30 nights or fewer.
- Indio still issues short-term rental permits with a business license. They do not transfer, and large gatherings need a special event permit.
What it means for your home
At PGA West and the other resort communities, homes can still take short stays, and festival and tournament weekends are the busiest in the valley. Elsewhere, monthly and seasonal guests are the way to earn: 16 of our 28 homes here rent by the month.

Yes. Stays of more than 30 nights fall outside the short-term rules, and 16 of the 28 La Quinta and Indio homes we manage rent by the month or the season.
What about Coachella and Stagecoach?
Festival weekends are among the most valuable dates of the year for homes that can take them. In Indio that needs a permit; in La Quinta, a home in an exempt community.
Are booking-platform fees deducted from my income?
No booking-platform fees are passed on to the homeowner. For the same stay, your agreed net rental rate is the same across booking channels. We’ll explain the management agreement and any other property expenses during your evaluation.
Can I discuss personal stays or switching managers?
Yes. Tell us how you use the home and whether it is already rented. We can discuss your priorities, existing reservations and management commitments as part of planning the next steps.
