Renting a home in
Palm Desert.
The rules in plain terms, checked November 2026. They change, and they can depend on your street and your HOA, so we confirm how they apply to your home as part of the evaluation.
- In the city, renting for fewer than 27 nights needs a city short-term rental permit, and the minimum stay is three days and two nights.
- Short-term rentals are not allowed in the R-1 and R-2 single-family zones unless the owner lives on site. Other zones, such as Residential Estate, and planned communities whose HOA allows rentals, can qualify.
- Some homes with a Palm Desert address are in unincorporated Riverside County, which issues its own Short-Term Rental Certificate under Ordinance 927. It does not transfer to a new owner.
- Stays of 27 nights or more fall outside the short-term rules.

A Palm Desert mailing address does not always mean the city. Several of the homes we manage near Palm Desert are in unincorporated Riverside County, which has its own certificate and rules. We confirm which applies to your address before anything else.
Can my home earn without a short-term permit?
Yes. Stays of 27 nights or more are outside the short-term rules, and monthly and seasonal guests are a real market here: 5 of our 10 Palm Desert homes rent that way.
Are booking-platform fees deducted from my income?
No booking-platform fees are passed on to the homeowner. For the same stay, your agreed net rental rate is the same across booking channels. We’ll explain the management agreement and any other property expenses during your evaluation.
Can I discuss personal stays or switching managers?
